Housing Plus Group has a long-term commitment to creating safe, sustainable and affordable homes for current and future customers. Through major investment in existing homes, new affordable housing and our journey towards net zero carbon, we are improving homes, reducing energy costs for our customers and supporting stronger communities 

Our approach 

Sustainability is embedded across everything we do. We balance environmental responsibility with affordability of homes including fuel bills for our customers – so our work benefits both our current and and future customers. 

Across Housing Plus Group, including Homes Plus and The Wrekin Housing Group, we are: 

  • Improving the quality, safety and energy performance of our homes 
  • Investing in new, affordable homes built for the future. 
  • Reducing our environmental impact as we move towards net zero carbon 
  • Putting customers at the heart of decision-making 

This approach ensures that how we manage our homes today supports stronger, more sustainable communities tomorrow. 

 

Safe, efficient and sustainable homes 

We are committed to ensuring all our homes are safe, energy efficient and affordable to run. 

Our priorities based on what our customers have told us, include: 

  • Meeting the latest quality and safety standards across all homes 
  • Ensuring our homes are affordable, which includes improving energy performance to achieve EPC Band C or above across our homes by end 2028 
  • Supporting our journey towards net zero carbon by 2050 

We focus on practical improvements that make a real difference to customers—such as better heating systems, insulation and key home upgrades that help reduce energy bills and improve comfort. 

Significant retrofit work is already improving homes through measures like insulation, lowcarbon heating and renewable technologies such as solar PV.   

 

Investing where it matters most 

We take a long-term, evidence-led approach to investing in our homes—making sure resources are focused where they will have the greatest impact for customers and communities. 

Over the next five years, we will: 

  • Invest £270 million to improve the quality and condition of existing homes 
  • Invest £353 million to make homes more energy efficient and support our journey to net zero 
  • Reinvest in new homes by reshaping our housing portfolio, including the replacement of older, higher-cost properties where appropriate.

  • By focusing investment in this way, we can deliver warmer, safer homes, reduce environmental impact and ensure our housing stock is fit for the future 

 

 

Building sustainable homes and communities 

Alongside improving existing homes, we are continuing to invest in new housing to meet local need. 

We are: 

  • Delivering up to 1,000 new affordable homes each year 
  • Growing the number of high-quality and affordable homes available across the communities we serve 

These homes are designed to modern standards, helping to create places that are more sustainable, efficient and resilient. 

Across the Group, major investment programmes are improving both existing homes and new developments, supporting lower carbon emissions and better living standards.  

 

Supporting thriving communities 

Sustainability is about people as well as homes. We work closely with customers and communities to provide support that helps people thrive. 

This includes: 

  • Helping customers manage finances and navigate the cost of living, including fuel bills 
  • Providing access to employment, training and skills opportunities 
  • Tackling digital exclusion through community initiatives 
  • Supporting independence, health and wellbeing 

Through Homes Plus and across the wider Group, customers have been supported to increase household income, access employment and build confidence through local services.  

Financial support programmes have also helped secure millions of pounds in additional income for customers, alongside investment in community projects and local organisations.  

 

Our roadmap to net zero 

 We are committed to ensuring all homes achieve EPC Band C or above by end 2028 and are working towards net zero carbon across our homes and operations by 2050. 

This includes investing in insulation, low-carbon heating systems, renewable technologies and smarter energy solutions that help reduce carbon emissions while keeping homes affordable to run. 

 

Our ambition includes: 

  • Achieving EPC Band C or above across our homes by end 2028. 
  • Meeting new legislative requirements such as the Minimum Energy Standards (MEE’s) from 2030. 
  • Transitioning towards low-carbon heating systems such as heat pumps and solar where appropriate 
  • Reaching net zero carbon by 2050, within our homes and business operations. 

We are adopting a fabric-first approach, improving insulation and building performance before introducing new technologies, maximising both efficiency and value.  Within our business reviewing how we deliver services to ensure value for money and at the same time reduced carbon emissions.

  • Prioritising improvements based on customer needs and long-term impact 
  • Investing in colleagues through skills, training and new technology
