Allscott Meads showcases how rural developments can deliver homes and thriving communities

A flagship development in rural Shropshire is demonstrating how new housing can help sustain local communities by delivering not only much-needed homes, but also the infrastructure and services that support long-term village life.

Allscott Meads is a landmark regeneration scheme developed by SJ Roberts Homes on the site of the former Allscott sugar beet factory.

The development has transformed a previously disused industrial site into a vibrant new community and will provide 470 homes upon completion, including 47 affordable homes owned by Housing Plus Group. Construction began in February 2020 and is due for completion in November 2026.

Housing Plus Group’s affordable homes at Allscott Meads provide opportunities for people who might otherwise be priced out of rural communities, ensuring local families, key workers and younger residents can continue to live in the areas where they have established connections and support networks.

Beyond housing delivery, Allscott Meads demonstrates how rural developments can strengthen communities by providing the services and facilities residents need. The site includes a 150-place primary school, a commercial centre with retail units and future business space, community allotments, and the Allscott Sports Club facility and sports grounds.

The combination of new homes alongside education, leisure and retail infrastructure is helping to create a sustainable rural community where residents can live, learn, work and access everyday services locally.

Wayne Gethings, Group Chief Executive at Housing Plus Group, said:

“Rural communities need more than just new homes – they need the infrastructure, services and opportunities that enable people to put down roots and thrive. Allscott Meads is an excellent example of how thoughtful rural development can deliver affordable housing alongside schools, sports facilities, shops and community spaces that benefit both new and existing residents.

“Through our partnership with SJ Roberts Homes, we are helping to create a sustainable community that supports local people and contributes to the long-term vitality of the area. During Rural Housing Week, it is important to recognise the role that affordable housing plays in ensuring rural communities remain vibrant, inclusive and accessible for future generations.”

The regeneration of the former factory site has also brought a derelict brownfield site back into productive use, creating a new neighbourhood while helping to meet local housing needs.

Mike Sambrook, managing director at SJ Roberts Construction, said:

“We’re proud to play our part in delivering high-quality homes that make a lasting difference to rural communities. For us, it’s about building homes, not just houses – creating places where people can put down roots, families can thrive, and communities flourish.

“Additionally, as a business with strong local connections, we understand the importance of investing in these areas and creating social value that extends well beyond the construction process.”

During Rural Housing Week (6–10 July), developments like this highlight the vital role affordable housing plays – not just in providing places to live, but in helping people put down roots, stay in the area they love and thrive within rural communities.
