In 2022, we predicted changes to regulation and anticipated the developing volatile economic situation in our corporate plan. At the end of the 2023-24 year, we concluded that plan, reflecting on the huge positive differences we have made to better support the homes, lives and communities we serve. This year’s report shows how we kept sight of our values through these changes and remained progressive and resilient.

Throughout this year we implemented a wide range of improvements that will ensure the condition and suitability of our homes for customers now and in the future. We built new homes with a range of tenures to meet local needs too. As well as carrying out repairs and maintenance, we also introduced a robust Damp and Mould policy and process which has given our tenants assurance that we will act swiftly to resolve all cases reported to us.

Our customers are at the heart of everything we do and this year we focussed on listening to their views through our new Improving the customer experience directorate and Customer advocacy team, who help our customers achieve the right resolution when they make a complaint.

A hugely successful overseas recruitment campaign at the Group’s care home led to nurses and care workers from all corners of the globe joining our team, helping us to navigate the competitive labour market.

We also invested in our communities by taking our services closer to our customers’ homes. We opened our new Homes Plus Community Hub in the heart of Stafford, supported 38 grass roots projects through the Homes Plus My Community fund and helped more than 3,000 Homes Plus tenants through our employment and money advice service.
